Project History
This property is located along a busy state highway with
high visibility. The owner, Nappen & Associates, wanted to
update the exterior appearance of this building to better
reflect the interior’s attractive layout and appearance.
A number of samples were applied to the exterior of the
building including: Super Color Stain VO (a penetrating,
water based, acrylic stain for vertical concrete and masonry)
and M3P Stain (a completely inorganic potassium silicate
stain that provides long-term protection and enhanced
aesthetics of structures. The owner selected M3P Stain,
diluted 2 parts M3P Stain to 1 part Primex. M3P Stain reacts
chemically with the substrate to form an insoluble crystalline
structure transmission. The slightly diluted M3P Stain allowed
the underlying texture and natural color variation of the bricks
to remain. By changing their overall color from orange to
a contemporary tan they became a permanent component
of the substrate and allowed 97% vapor transmission.
