Project History
This landmark 12-sided building is located in Center City
Philadelphia, on the Benjamin Franklin Parkway.
The hotel tower elevations alternate between EIFS cladding
and concrete balconies and walls. The EIFS panels were
installed during the 1990’s, and desperately needed
recoating. Since one of the hotel’s selling points is the fact
that each of the 288 suites offers a private balcony with
seating, the contractor needed to use a low-odor system
that would dry quickly. The panels were coated with Conpro
Lastic, which is designed to be compatible with EIFS.
The previously untreated concrete balconies were coated
with Elastideck, a flexible waterproof membrane.
The Elastideck was then finished with a top coat of Super
Color Stain HR, a water-based opaque stain. The adjacent
concrete walls were painted with Color Coat, which is
formulated for direct application over high pH surfaces like
concrete and masonry. Color Coat is also easy-to-clean,
which is important to a busy hotel.
